Sunrooms Are Not Immune To Water Damage

Adding rooms to a residence is considered a home improvement. It provides more living space and usually will add value to the residence Added square footage is always a great decision.

One of the most desired things home owners are adding today are sun rooms. A lot of home owners are adding these rooms rather than decks due to there ability for use all year.

They give a bright and cheery area to be comfortable and enjoy seeing the outdoors without actually letting the outside in. If it is too warm, you could enjoy the sunshine while you are in the cool of an air conditioner. In the winter time you can take advantage of watching the full beauty of snowfall without ever getting cold.

Sun rooms are normally prefabricated rooms. This means they are made in a factory and all the pieces are ready to be put together when they arrive at your home. This is the way the majority of the time, and it is normal that they should come with warranties. As in all products that are factory made, warranties may differ. You should read the warranty very carefully.

One problem that the guarantee should cover is leaking. When a sun room leaks when it rains or snows, it is commonly to be where the sun room's roof meets the existing house roof. They can be constructed from different materials and many times this can be the reason.

If you have an existing problem with the roof of the home that is causing the leak, the warranty might not pay for fixing it or any damage. The warranty will normally only take care of leaking that is created solely by the materials on the added room or if the building of the sun room was not done right.

If it is an issue with the materials included in the room, the manufacturer should be liable. When it is leaking due to bad installation, the contractor who installed it should be responsible.

Sometimes the manufacturer and the installer are affiliated. After you have the flooring and furniture added in the room, water damage could affect all these things if the room starts leaking.

These are a few good things to do ahead of having your sun room built. Find several estimates on a sun room before you buy one. Check to see if installation is provided or if you have to engage your own contractor.

If you do employ your own builder, check with their previous clients to be sure their work is reliable. Be positive they are licensed and insured and that they will return if there are any issues. Beware if a contractor wants full payment up front.

Never pay in full until the installation is ended and you know that the work was done expertly and looked over for any leaking before signing any papers. If a sun room is installed to a living space the right way, it should provide you with many years of enjoyment and will be a lovely addition to any residence.
