If You Want To Stop Foreclosure It Is Important To Be Proactive

It is not always possible to stop foreclosure in all cases but if you do not do a single thing to try and sort the problem out then you will always be wondering if there was something you could have done to prevent it. The best advice for trying to stop foreclosure is to be proactive in all your endeavours. Bear in mind at all times that something like foreclosure could come along and bite anybody at any time, often because a set of circumstances in their life has changed beyond their control.

The bottom line is, if you are at least three months behind on your monthly mortgage payments then you are definitely at higher risk of losing your home and there probably will not be anything you can do if you choose to wait until then before ever attempting to be proactive in any way.

If some extra bills have come up and you are already thinking that you might possibly have to put off paying your monthly mortgage payment, go ahead and give the mortgage company a phone call. By taking action before something happens, just when you suspect that it may, you are being proactive and people that are always on their toes like that are typically the ones that can and will prevent foreclosure from occurring with them.

When you telephone your mortgage company to try and work some sort of arrangement out with them you need to be as strong and assertive as you possibly can. If you come across as feeling sorry for yourself rather than calmly explaining your situation to them then the chances of you being able to sort something out with them will be far less. Bear in mind that the people that you will be speaking to will not really want you to lose your home to foreclosure. After all, it was them that lent you the money in the first place and something like this could make them look bad to people higher up above them in the company.

They may be concerned that they should have used better judgment when they approved you for your mortgage loan in the first place. You should find that they will usually be more than willing to try and come to some sort of agreement with you. Remember that you don't need to wait until they start phoning you. Be proactive and take action by making the initial contact. That way you will be showing them that you are truly concerned about your situation and want to rectify the problem before it gets too late. If you do make the first contact you will find that they will be more receptive towards you and will be more prepared to listen to what you have to say.

After you have talked through the reasons why you are currently finding it difficult to keep up with your mortgage payments with them they will quite possibly be able to arrange some sort of payment plan to help get you back on track. In some cases they might even be willing to do that there and then over the phone with you. If you start being proactive and taking the initiative to try and sort out your situation then you will stand a much better chance of stopping foreclosure than it you simply sit around and wait for something to happen.
