The Future Of Home Renovation

Jun 10, 2008
It has to be said, people are becoming more and more adventurous in their quest for the home of their dreams. Probably thanks to an influx of TV makeover and renovation programmes, confidence is being gained in people's abilities to go out there and grab something they want, turning their dreams into reality.

With the property market in the UK being as precarious as it is, people are looking to change existing buildings into their vision rather than starting from scratch. This isn't necessarily any more expensive than buying a ready-made house but it does give you carte blanche to see your ideas come to fruition. And ideas are not something that most people are short of. Having spent just a few short years in the grown up world, it soon becomes apparent of the type of space you and/or your family need and plans begin to formulate.

The only trouble some people have is getting these ideas from their minds to an actual, physical construction. Unless you know what you are doing, unless you are a builder or an architect or something along those lines, then most of these ideas stay as just that - pipe dreams.

However, should you see that derelict barn, farmhouse, castle etc that you simply know will make the ideal home and you truly have a vision to take on a project of that magnitude then help is available. You can explain your ideas to an architect who will then articulate these ideas onto paper. This will give you a better idea of whether or not it is achievable and will also give you a base to start working out costings which will tell you whether or not it is feasible.

If you then decide to proceed, a 3D floor plan is an excellent idea and will prevent you from making costly mistakes. The 2D floor plan is computer generated into a picture of the proposed property that has had the roof cut away. It allows for a much more realistic view of the interior space and how well it works. Fixtures and fittings can be entered to scale and gives you an insight to what the finished article will look like.

This is a good time to make adjustments before building work or renovations of any kind begin. 3D floor plans save time and money by providing a much more detailed insight into your vision. You can re-arrange the plan to take better advantage of light distribution, look at the possibilities of moving windows and doors and even more see the consequences of moving walls.

A 3D floor plan gives town planners a much clearer view of the impact of any proposition on the surrounding environment and is much more likely to secure a swift approval. It also brings clarity to builders who have to work to an exact specification and leaves little room for costly mistakes. 2D floor plans have always been useful for giving dimensions and material specifications but the 3D floor plan takes it to the next level, so to speak. It is a much more visual element allowing for a more finished view and better grasp of how feasible the project is.

This is a useful tool for project managers, architects, builders, planners, property developers, estate agents and home owners alike.
