Three Easy Things You Can Do to Make Your Home More Appealing

Selling a home is easier if it looks good. The aesthetic appeal of a home is always a big factor when it comes to real estate, and when it's time to sell you have to consciously refocus your attention to include things you have gradually come to accept as less then the best. You can compare this with the packaging of a luxury gift -- it often is the case that the cover makes as big an impression as the object itself, since that is what the receiver sees first.

Experienced real estate agents advise sellers to carefully evaluate how the overall package looks, outside as well as in. The outside is vital because it is what the buyer sees first. This would determine whether or not they would want to pursue the matter with your house at all. Hence, a good-looking landscaping treatment would be advantageous, since this will help you attract buyers which gives the home some curb appeal. If you fail to get attention on that step, it doesn't make a difference how great the remodeled kitchen and bathroom look.

Fix-Up Tips

There is always a lot you could work on for the landscaping aspect of property improvement and maintenance -- always, always. If you are preparing to put it on the market, however, you need something that is not very expensive, but which is quick and makes a noticeable change.

The yard should look inviting. In addition to just cutting the lawn, give it a different look with flowers appropriate to the season. Make a border all around. Flowers are always a good touch. In case it is too much for you to plant a flowerbed, you might type a few potted plants. If they are set out on the surface and not planted they add appeal but are not a part of the property, and if you want you would be able to keep them when you move.

Mend your fences. Fences can add appreciably to the appearance of the outside of a home. In places where high privacy fences are used to set off the back yards of the homes in the neighborhood, they are often neglected and gradually become silent eyesores. Making them attractive by replacing broken-down pieces is a good use of your time and money. Where a low fence is appropriate just for looks instead of for security or privacy, the same is true and it is less expensive to use nice looking materials such as a simple picket fence, log rails, or stones. You could choose synthetic materials which are less expensive but can be every bit as impressive in appearance, as a finishing touch. You will need to decide what kind of fencing will look most attractive, but in general the lower the better. Alternatively, you could build fencing with hedges, though this takes either time, buying small plants, or a higher expense if you start with mature ones.

Tidy up. If you could not do anything else for whatever reason outside, you could simply clean up the yards. You would need to pay careful attention to the driveway, gutters, and downspouts. Cleanliness -- or rather the absence of it -- has a large impact on the value of a home.

These tips are not very costly, except in terms of being costly to you if you don't take care of them and you miss a sale because no one looks at the home. Going a little beyond these tips, you could clean the outside woodwork, make sure the windows are clean and operable, adjust and polish the doorknobs and maybe even the window hardware, among other things. Everything should look new and inviting. Attention to these basic details will pay off in reducing the time it takes to sell and the actual sale price.
