Keeping Your Sunroom Water Damage Free

Adding an addition to a home is a desirable way to increase the square footage and thus the living space available to the homeowner. In most cases this is also a good way to add to the value of a home. A very popular addition being made to homes these days is a sunroom. These are even more popular than adding a deck because the sunroom can be used all year long providing a cheery place to kick back and enjoy being in the outdoors without actually letting the weather in. When the weather is too hot, you can enjoy the day while being in the cool of an air conditioner. In the cold weather you can watch the snow fall around you without ever getting cold. No wonder adding on a sunroom is so popular!

Often sunrooms are available in a pre-fabricated kit. This means they are predesigned and all the parts are ready to be put together on your property. Since these structures come in a kit, it is usual that they come with a manufacturer's warranty. As with any product, these manufacturers' warranties can differ widely. You should read the warranty that comes with your sunroom kit very carefully.

One thing that the warranty should cover is leaking. If a sunroom leaks when it rains, it is usually going to be where the sunroom's roof meets the existing house roof. They are made from different materials and sometimes this can be a problem. If you have a problem with the roof of your home that is causing the leak, the warranty may not cover repair or damage. The warranty will usually only cover leaking that is directly caused by the materials related to the sunroom or if the installation of the sunroom is faulty. If it is a problem with the materials included in the sunroom, the manufacturer should be liable. On the other hand, if the sunroom is leaking due to shoddy installation, the contractor should be responsible.

Once you have the flooring and furniture installed in your sun room, water damage can occur to all these things if the room starts leaking. Water damage can also occur to the actual structure as well. Water leaking into the sunroom could also lead to problems with mold. It is very important to find a reliable installation company to erect the room. It is well worth the effort to avoid these problems before they start than to deal with trying to fix water damage later.

The following are some helpful tips to adhere to before having your sunroom installed:

1- Get several bids from contractors before you hire one.
2- Check the perspective contractor's references by calling their previous clients to see if their work was satisfactory.
3- Make sure the contractors are licensed and insured. If sub-contractors are used as well, they should also be licensed and insured. Be skeptical if a contractor wants full payment up front. It would be wise to avoid this scenario!
4- Do not sign any release form until the job is completed and you know the manufacturer of the sunroom and any sub-contractors have been paid. Most of all make sure you are entirely satisfied with the room and the work.
5- Check for any water leakage and make sure it is remedied before the job is done.
