Home Buyers Continue to Access Tartesso Models

Sep 4, 2008
When new home buyers go out to purchase a new home; they all know that they'll be walking the models. The first impression most new home buyers get of their builder is the model presented at the chosen new home community. It's actually the only impression most buyers get of their builder until they walk into their finished home; unless they happen to know a current resident or be a second time home buyer. The model is the one and only opportunity for many new home buyers to assess the appropriateness of the builder's floor plans, features and available options for their needs. The only other option is to look at drawings on paper.

And drawings on paper are nowhere near as effective as a life size model of what you can get! Taking a drawing and envisioning the finished product is a talent that many of us just don't have so that would leave us far behind in the game when it comes to discovering which new home builder is the best match for our needs. The model home has become a very vital piece of the new home building purchase because of this very problem. It's the best sales tool available to builders. It's the easiest way for buyers to understand just what they'll get once the product is built. And it's the very beginnings upon which the new home community will be built!

New home sales offices everywhere are filled with plenty of paperwork, marketing handouts, contact lists filled with potential buyers' info, beautiful decor, great displays, models of the finished community, phones and computers, maps, and more. But this is nothing in comparison to the presence of the gorgeous model next door. One of the best new home sales techniques I've ever witnessed was to take incoming visitors directly from the sales office's front door to the front door of the model; exchanging names on the way. Nothing sells better than a model and new home sales reps know this!

Buyers looking for a new home often have many different choices when it comes to a new home builder; especially in areas affected heavily by the residential building explosion that reached its peak in recent years. The many options can be overwhelming and the indecision sometimes lurks long enough to morph into a lack of decision that inhibits that process for both the buyer and the builder. Nobody gets what they want because the buyer can't be sure exactly what they want; and nobody can give it to him until he does! The model home alleviates the probability that the buyer won't have the imagination it takes to differentiate between the many builders and their different styles and strengths.

Tartesso has become the place to go for new home buyers in the Phoenix, AZ area. Not because every resident wants to move to Buckeye, Arizona. But because the careful planning that went into this particular master planned community included a very premeditated selection of seven of the area's most prominent new home builders and the layout of the community that allows new home buyers to easily access models across builder lines. This particular new home community offers more than the opportunity to see what a builder has to offer. It offers the chance to see what seven builders have to offer; to compare the various aspects of design and function provided by the different builders with little to no time in between to allow our forgetful minds to wander.

While the buyer can fully appreciate the opportunity to easily jump from model to model, the effect it has on the models themselves is amazing. Tartesso offers some truly beautiful examples of residential architecture and interior design. With your competition so close at hand you really pull out all the stops when it comes to presentation. New home buyers are absolutely justified for trekking out to Tartesso just to check out the models. Montalbano Homes' Sales & Marketing Manager, Jonathan Baer indicated that the models are his "favorite selling tool because they're not only effective in showing what can't be said about a new home builder, but they are honest. It's hard to misrepresent something when you're pointing it out on a model. Model homes make it easier for buyers to recognize high quality construction and design."

In areas that experience new residential construction explosions, the model homes become even more important. They are a place of possibilities. Their purpose becomes more than just selling or serving as an example, they are the basis upon which the rest of the community is built. They keep the surrounding area from lacking the substance that most new home buyers want to see in their community even before they live there; they want to see the beginnings before they agree to their home's new location. Purchasing a piece of a large dirt lot with no evidence of construction or landscaping in sight is far too difficult a task for many new home buyers. With models already complete and looking as if they've been there for years, it's much easier to believe the detailed illustrations and maps depicting the final community "look" that are offered during the negotiations.

New home models will continue to be one of the most exciting aspects of buying a new home. They'll continue to be fantastically effective selling tools. They'll continue to be gorgeous. They'll continue to be available. And at Tartesso you can see just what that means; because this new home community definitely made the most of the opportunities offered by models.
