Normally this valuation will take into account the condition of the property, the current market status and what similar properties have sold for in the local area.

Because of these three factors it is important for estate agents to have detailed knowledge of the local property situation. If you have any doubts with a valuation there are ways to conduct the process yourself that will give you a better understanding of your property's true worth. At the moment there are a large number of online property valuation websites that can be used while in addition using portal sites and shop windows to check the prices of similar properties in the area can also help when finding the right asking price.

One of the most important functions of estate agents is to market and publicise the details of your property effectively in order that they reach the widest audience possible. Normally the agent will take photos of the property in order to market it effectively. At this stage it is your right to vet these photos so they show off your property's best features to the greatest extent. Viewings are a necessary evil of selling property; they tend to disrupt home life as in most cases it is worth leaving the agent to it while they show around potential buyers. In addition viewings mean that the property must be kept to showroom standard at all times, for some families, especially with young children this can be difficult. Most of the time it is worth giving the agent a set of keys so they can access the property at any time, that said, as a seller you should be informed of the dates and times of any viewings.
