Preventing Water Damage - Your Everyday Checklist

Water damage, in itself, is costly because it results in losses. The value of lost items is sometimes, measured in financial terms; sometimes sentimental; sometimes, both. Restoring one's home after a water-related disaster adds to the cost. What's more it is laborious, and time-consuming. The best way to way avoid all of those is to protect your home from water damage.

Easy said, does it? But how does one lessen or completely eliminate the possibility of water damaging one's home?

One of the common household reasons for water damage is leaks in plumbing system (sink, toilet, bathroom), and in roofs and walls. There are a number of reasons why homes develop leaks. Perhaps the material used is porous or of low-quality, or the splices were not sealed properly. Excessive humidity level and groundwater are also another common causes of water damage.

One way to do this is to regularly check your plumbing for signs of damage or break. One indication that your pipe needs to be repaired or replaced is if it shows any discoloration. Prevention is better than cure, as saying goes, and it applies just as well to home living. Fixing leak problems immediately at the smallest sign of it will save your property and save you money, time, and effort in the long run.

Check also your air conditioners and water heaters. If there are wet spots in the units, call a professional to check for problems with your heating and cooling units. Having your air conditioners and heaters checked by professional at least once a year will help them in good condition.

Regularly check your sump pumps to see if they are working well. Look for cracks in the walls outside building structure.

Inspect your roof for holes, breaks, or cracks in the shingles and for corrosion in roofing valleys. Check your ceiling for water stains and for cracks or damage in the chimney. Detecting and fixing minor problems will prevent roof leaks, and prevent you from spending big on major roof repair.

Regularly check your gutter and free it of leaves, twigs, and other debris. Make sure your downspout is also pointed away from your building.

Have a professional regularly check your humidifier as well. When days get humid, make sure your humidifier is working properly. Choose humidifiers that regulate humidity level automatically.

Another way to minimize water damage is to waterproof areas and materials inside your home. There are four basic types of waterproofing: surface waterproofing, integral waterproofing, hyrdrophanous waterproofing, and flexible waterproofing. Waterproofing, in its simplest definition, is the application of coating to prevent water from damaging a material. Some of the products used in waterproofing includes vinyl, and resins.

While natural disasters like hurricane and flooding cannot be prevented, some sources of water damage can be prevented. Roof leak, pipe leak and other plumbing problems, chimney drips, and other such problems are some household sources of water damage at home. Regularly checking leak-prone parts of your home and correcting the problems at their slightest sign will prevent occurrence of water damage. In turn, it will keep your home free from damages and keep you from spending on restoration costs.
