Benefits of Investing in Bulk Foreclosure

While many are battening down the hatches in these trying economic times, others are seizing the opportunities that are presented through this financial situation. With foreclosure at an all-time high, many banks cannot get the money they need because they have too many foreclosures on the books.

They need to dump these properties -- and dump them fast -- which is why bulk foreclosure has become such an attractive investment at this time. From coast to coast, investors can jump aboard the bulk foreclosure bandwagon to snatch up the bargains and resell them at a healthy profit.

Bulk foreclosure packages are usually offered to large investors at a fraction of market value. The discounts can be as high as .20 to .40 cents on the dollar. This allows big investors to cash in on deeply discount properties and use that investment to turn a profit in a variety of ways.

The first is to fix up the properties and resell them for a profit. This will be especially lucrative if an investor can afford to hang onto the properties until the value increases. The time frame for hanging onto a bulk foreclosure investment may be a number of years in this case, since it could take that long for the housing market to begin to recover from this economic slump.

Another option for those investing in bulk foreclosure is to pick up a number of properties that are located together, and tear down the current structures to erect a shopping center. This is a particularly beneficial prospect if the properties involved in the bulk foreclosure are already run down and would take a significant amount of time, money and labor to upgrade sufficiently.

This process of purchasing a bulk foreclosure and transforming the location for another use has helped many neighborhoods go from lower value to upscale, higher living standards.

In some cases, the bulk foreclosure package will be a number of single properties scattered throughout a community. In these cases, investors may choose to split up the bulk foreclosure package and sell individual properties to residents.

In these situations, the investor may decide to handle renovations or upgrades before selling or simply offer the properties "as is" for a smaller profit margin.

If you are a large investor looking to cash in on a bulk foreclosure package, now may be the time to buy. If you are on the hunt for a bargain home to purchase as your primary residence, you may still be able to reap the benefits of bulk foreclosure by purchasing a home from one of these packages.

Economic times may be tough, but there are still ways to find significant bargains.
