Renting Your Hilton Head Vacation Home By Owner

Why should you consider renting out your Hilton Head Island vacation home. Simply put, because Hilton Head Island is one of the most popular vacation destinations in the world, and them demand for available lodging often exceeds supply. Second home owners who rent their vacation property for just a few weeks a year can help to offset the costs of power bills, HOA dues, homeowners insurance and other costs, and can help to prevent their vacation homes from sitting empty in the even that they are unable to use them.

Using a property management company is the most common way to rent out vacation homes, but many opt for the rent by owner option, since it gives you more control over who rents your property, and you can save the money that the property management company will net from commissions. One important thing to do is to hire a cleaning service or a housekeeper to take care of your home while the renters are staying there, since this person or persons can alert you in case of damage or theft. Ask for a referral from friends or family members who rent homes in your market, or check the yellow pages and online.

When it comes to maintenance, you can either hire a maintenance company or you can take care of the maintenance yourself, keeping in mind that this may mean frequent calls from your renters. When you advertise your property, you should specify whether or not maintenance is included in the price of the rent, and whether gardening and other services are also included. Be specific in your ad, making sure to include photos and descriptions of not only your home but the attractions and points of interest that are located nearby.

In general, you should expect to spend five to fifteen minutes each day answering emails and voice mails from your ad, and some time during the busy rental season booking your home. You should also plan to spend time filling out tax forms, cashing rental checks, sending directions, and mailing deposit refunds. Make sure that you are listing on three to five different websites, and always be polite and friendly to everyone you come in contact with. Turning your second home on Hilton Head Island into a vacation rental is a great way to generate additional income, provided that you are willing to put in the time and effort necessary.
