Utah Student Housing Is Competitive: Stand Out From The Crowd

By Art Gib

The state of Utah has a fine tradition of providing excellent post-high school educational opportunities for students all over the world. Thousands of young people are seeking housing every year when they come back to school, and competition for their business is stiff. If you own student housing property, you can help your investment stand out from the crowd.

-- Don't overprice your units. Despite popular belief, not all students are relying on their parents to pay their rent. Large numbers of young people support themselves while in school either with part-time or full-time employment and money is often tight. You may build a beautiful place, but if students can't afford to live there, they won't. Be reasonable.

-- Go out of your way to treat students with respect. Your management team should be firm about the rules of apartment maintenance without being overbearing. Your tenants will not return to a place where living conditions are far from pleasant because of over vigilance.

Set up regular "clean checks" with your renters and make your expectations clear and in writing of the standards of upkeep you want to see. It's a delicate balance, but if it's done right, the word will get out that your housing is a great place to live and you will also be successful in protecting your investment.

-- Don't forget about the students once they're moved in and paying their rent. Most of these young people are living alone for the very first time and are either insecure or clueless about how to operate appliances and perform housekeeping tasks. You will stand out from the crowd by being an excellent support system to your tenants. Be prompt in responding to problems and calls for help. Keep a friendly and solicitous attitude at all times.

-- Consider hiring a professional property management team to handle the daily ins and outs of your student housing: it is well worth the investment. Good property managers are experienced in marketing strategies that will keep your place full, and will take care of rent collection, lease enforcement, landscaping upkeep, and a host of other duties.

Statistics show that the number of students enrolling in higher education has been declining lately, even in Utah. Competition for renters is going to increase even more, and savvy and successful property owners will be the ones who keep prices reasonable, make living conditions pleasurable, offer prompt and efficient service with a smile, and market themselves effectively. An excellent property management team can make it all happen for you.
