With your selection of Indianapolis real estate, you may want to think about the foundation on which your home will be built on. In the city, people that live on the north side of town have to deal with the water table issue. In fact there are many homeowners in that area that don't have much to do with basements. When you are looking for your home, there are several options for you in regard to the quality of the base of your home.

Even though it's the north side that has an issue with basements, the older homes on the south side don't have that problem. The Indianapolis real estate market has plenty of homes that have basements that work. However, all of them will not have the same amenities.

You can have a finished or unfinished basement. When you are looking in the Indianapolis real estate market, you will hardly find a basement that is finished. During the Spring season, there is a lot of flooding. Many homeowners have seen that their basements need either one or two water pumps to keep it dry. In addition to that, the high levels of humidity in the summer season leave the majority of basements with mold and mildew.

Another option for foundation with an Indianapolis real estate market property is the crawl space. A crawl space works to have a layer of protection with your home and the ground. This can help if you reside in an area that rains a lot of has mild flooding. In addition to that, crawl spaces have easy access to pipes and vent systems. Even with that, the crawl space has as many issues as it does conveniences.

One issue with crawl spaces in the Indianapolis real estate market is that they often fill up with mold. There is always flooding in crawl spaces and then that happens, the water vapors create a build up and turn into mildew and other fungus. This can affect the quality of life of your home. In addition to that, you can have damage to any wooden frames. Your crawl space can be an invitation to undesirables that lurk from the outside. You don't want a bunch of raccoons or other wild animals coming in from the outside, especially if you have children.

If you go to the north side of the Indianapolis real estate market or look at the new housing developments, you will see there are plenty of homes that have a slab as they are being built. Slabs are good to have because they are able to keep water and cold weather from entering your home. They are also able to keep heat in better than a crawl space or a basement would. On the downside of this, there is not much storage space. Also, if you have to replace pipes or wiring, it can be an issue. However, having this has shown to keep your home level and better heated.

When looking in the Indianapolis real estate market, there are many choices to choose from. Having a foundation is just one of them. Take your time and do your homework. Be sure that the home you choose will be comfortable enough for you.
