According to the National Association of Realtors, a whopping 24 percent of all recent home buyers first saw or read about their future home over the Internet, and that number is increasing steadily every year. If you are considering a career as a real estate wholesaler, you absolutely need to include classified ads as a part of your sales strategy. You can use both print classifieds in your local newspaper or weekly and classifieds online. Both styles are written in the same essential way and use the same popular abbreviations, but online classifieds tend to be a bit longer since you usually have more space. Here are a few essential tips for writing the ultimate real estate classified for your home real estate business.

The Essentials

Every real estate classified ad should include the same essential information: the number of bedrooms the property has, the asking price for the property and the location of the property. Thanks to the numerous abbreviations used in modern classified ads, you can easily include all of that information and still have 75 percent of your space remaining. What you risk by not including that basic information is appearing that you don't know what you are doing or that your ad is a scam of some sort. Remember, every real estate professional needs a sparkling reputation, and that applies to wholesalers, too. By not including the basic essentials in every one of your ads, you risk alienating swaths of people, and that wastes time and money.

Spin, Spin, Spin

An important rule of classified writing is to never, ever lie. However, you don't want to highlight any faults that your property has, either. If the property you are looking to move is a fixer-upper, don't state in your ad that repairs are needed. Say that the property is a handyman's dream or that it is the best value in the city. This technique is called spin. Spin highlights your positives and shields your negatives. Don't get depressed because you find yourself selling properties that aren't perfect. You could be selling the Taj Mahal, and people would frown at the heating and cooling costs. No property is perfect, and it is your job to get as many people interested in your property as possible. It may take some research and reading of other classifieds to learn this technique, but once you have it down, your ads will sparkle with a professional, positive attitude that people will love.

Finish With A Flourish

In every ad, you want to be sure the same contact information is present. Consider it the signature at the end of an official piece of correspondence from your home business to the world. At the very least, you want to include your name, the name of your wholesale business and some kind of contact information, preferably a phone number and a website address, although if you only have room for one, go with the web address. The people who will be buying homes from you can afford to have Internet access, and hopefully, you have created a page with the properties you are looking to sell and all of your pertinent contact information.

Final Thoughts

Don't be afraid to be a little flowery with your ad, but don't venture into used car salesman territory. A home is an incredible investment that some people only make once in their life. You need your ad to sound better than if you were selling a used bike, but don't make every property sound like a dream come true, either. Practice makes perfect when it comes to real estate writing.
