Selling A Home After Summer Has Ended

Real estate experts know that the best time to sell a home is during the summer months when potential buyers are available to go out searching for houses in the warmer temperatures and those that have children in school will want to be settled before the new school year starts in late August. But what happens to a seller that finds themselves wanting to move out of the home that they are selling after summer ends? While homes are bought and sold throughout the year the peak selling occurs between late April and early August. Homes that are being sold outside of these months may have a little longer wait before being snatched up by buyers, however there are some things that a home seller and their realtor can do to move a house in the fall and winter months.

The first thing to do is to price the house aggressively so that it will attract buyers. By setting the listing price on the low end of the scale for comparable houses in the neighborhood a seller will get instant attention and be able to arrange a number of showings on the home. As with everything else selling a house is a numbers game and while there are some homes that receive offers within hours of being listed the majority of houses will be on the market for between 30 and 60 days, so the more people that see the home the greater chance of selling it quickly.

Preparing the house to be shown is another story. While the seller may still be occupying the house for sale they will want to minimize the amount of personal possessions that are left out and free the house of all the clutter that accompanies daily life. In rooms that are cramped or may appear small the decorating trick of replacing large bulky squared furniture with rounded pieces makes a smaller room more attractive and helps the flow of traffic through the room. While the seller may not want to invest in new furnishings just so they can sell the house they should be aware that presentation is everything and that by making a few alterations to furnishings and even swapping locations of furniture can make for a better presentation and lead to offers that will close the sale.

In rooms that have an eclectic style and appear to be confusing to the eye a central theme and single focal point of the room should be the first concern of the seller. A focal point is the center of a room or an object that first catches the eye. Fireplaces are easily recognized focal points in any house, as are headboards or artwork or even a unique piece of furniture such as a chaise lounge or a dinning table. By centering each room around a specific focal point and making each room inviting with a common theme that runs throughout the house a seller can more easily attract offers to a house that is priced right, even in the dead of winter.
