Move to a Larger Home or Remodel?

With the UK housing market in disarray and property prices fluctuating daily many homeowners with growing families are beginning to ask themselves whether it is financially prudent to move into a larger home.

When you look into the possibility of selling the home the prospects are dismal. Property values have plummeted. This makes it almost impossible to get any equity out. That money is often the down payment for the new home. Many prudent homeowners are staying where they are and remodelling. Changing the configuration of existing rooms or adding extensions are the most popular options.

Studies have shown that moving to a larger home can be more expensive than fixing your present home. Since you already have your mortgage you don't need to go to the additional cost of procuring a new one. Taking out a small loan to make some improvements is more cost effective.

When you add on to your home or make the changes you need you are increasing your home's value. Then when the market improves you will be nicely positioned to receive more money for your home.

The one caveat here is that the remodelling must be well planned and, even more importantly, well built. Poor workmanship or a badly designed and inappropriate extension could even reduce the value of the property. But, assuming that care is taken in the choice of design and in choosing the building company than the property value should be exponentially increased.

There are some home remodelling options which do not grow the value of a home by a great deal. For example a conservatory, room on the ground floor or a conversion can increase the value. Adding living space generally increases the property value, where remodelling a kitchen does not add a great deal to the property.

You will find that anything you do to your home today will take a while to increase in value. So you need to plan wisely for your expanding family. With this in mind you should look for a highly qualified contractor that is known for their excellent workmanship. The price that you pay for their services is well worth having the job done in a professional manner.

No matter what kind of extension that you may decide to undertake for your home, hiring the right building company is essential as many homeowners have had negative experiences with building contractors. This is unfortunate but is all too common in today's world but carefully selecting your builder can make the decision to move or improve much easier. As well as more profitable.
