Should You Buy That Bed & Breakfast Location For Sale?

Dec 27, 2007
Regardless of having a desire to do so, some bed & breakfast owners just aren't able to get people coming in and therefore they have to close the doors of the business. You may have driven by it dozens of times and considered taking a closer look at it. Fixing up an older bed & breakfast location may be your key to success. There are plenty of things you need to take into consideration though so you don't end up with the same fate.

Get to the root of the reason why it closed down as this will tell you a lot. Is the property in bad condition and the owner couldn't afford the repairs? Is the location so poor that it is inconvenient for people to stay there? Maybe the style of the bed & breakfast was too plain or the service just wasn't there. In order to offer a good bed & breakfast you have to love what you are doing. If your only motivation is to make some money it is going to be noticeable to your guests.

If the reasons why the bed & breakfast failed can be modified and corrected then this many end up being a good investment. Find out what all you will need to change and the cost so you can get a realistic idea of the overall cost you will need to get the business up and running. Sometimes all you need is some paint and some redecorating ideas that take up time but don't cost very much at all.

You can make plenty of changes to the outside of the bed & breakfast. Adding some paint, plant some trees and a garden, fix up the fence, and give the bed & breakfast a very warm feeling. The inside of your bed & breakfast needs to be fixed up as well. Painting, adding nice curtains, changing the furniture in the rooms, and adding some great works of art to the walls may be enough to transform it.

Carefully scrutinize the layout of the kitchen too because you need it to be very efficient as well as appealing. You will be spending plenty of time in there to make delicious meals. You may have access to a dining room where the guests will sit to enjoy their meals so find out what options you have. You can paint the cabinets in the kitchen or even add new handles to update the look.

Since you have to get new people to your bed & breakfast you need to advertise what you have to offer. You will also have people that already know about the location and they have not been impressed. This is why you want to let them know the bed & breakfast has a new name, a new face, and plenty of new experiences to offer. Discount coupons and free drawings may be a way to entice guests to see what you have to offer them.

You are going to have to prove that you are worth them checking out for themselves. Advertise your new bed & breakfast heavily and make sure all of that information includes that you are a new business and new ownership. Simply stating the bed & breakfast has undergone improvements isn't enough.

Make sure you also advertise online so that people can consider your bed & breakfast when they travel the area. Don't forget to include plenty of great photos that show both the inside and outside of your bed & breakfast. It is very possible for you to be able to turn this unsuccessful business into one that is very prosperous for you. The seller will be glad to be out from under it so you can likely get an excellent deal for the property too.
