How To Choose Your First Home

This is probably one of the best times to look at buying a home. The real estate markets in most cities has declined as well as the interest rates. Bargains can be had in nearly any real estate market.

Beginning to search for your first home is an important step to achieving the American Dream. If you are considering a new home, there are specific things that you will want to know before jumping in with both feet.

Before you even begin to look at homes, make sure your finances are in order. It's wise to get pre-approved for a home loan. This way, you'll know what you can, and cannot, afford. There are also other things to consider when buying your first home.

Things like: find the going interest rates, how much other owners are paying every month, and what you can or can't afford. You will also want to see what types of houses are selling and what they are going for. If you know the basics of what is available, it will be easier for you to get exactly what you want.

Your next step is to search for a real estate agent. Never use the Sellers Agent! The right real estate agent can save you a lot of money and grief. The wrong real estate agent can cost you money and much more. Real estate agents have the ability to do investigations for you and find something that is best for you.

It's very important that your real estate agent understands why type of home you're looking for and what you can afford. Never let a real estate agetn dictate to you what you should, or should not buy. If you have that type of agent, it's time to find another one. Remember, your real estate agent works for you, not the other way around!

It's best to have your own loan broker, not the real estate agents. This won't be a problem if your already pre-approved (not pre-qualified!).

Also, never settle on using your real estate agents "Inspector" or "pest control" person. Some agents have set up a network of so called "Professional Services" where they received kickbacks for referring contractors to you. Do you own homework!

The process of finding a new home can be challenging and fun. Making sure you can afford the home of your dreams and still have money left over for new home necessities is a huge undertakng. By learning the ropes from the very beginning, you can be certain to get what you want, and develop the experience for future home purchases.
